Our top of the range IT system enables us to manage your specific requirements and match a buyers needs to specific properties. Property details can then be dispatched by e-mail at the click of a button or alternatively by post.

We pledge to make regular contact with vendors with a minimum of fortnightly updates. Potential buyers will be actively phoned with information on suitable properties and following viewings will be contacted within 24 hours for feedback which will then be relayed to you.

* Lettings: We offer landlords either a fully managed service or tenant find only. Our managed service includes preparation of an inventory and schedule of condition, it also includes quarterly checks of the property during the tenancy in order to give peace of mind. We will deal with calls from the tenant and organise repairs as necessary, subject to your instructions. We will negotiate tenancy renewals or extensions and will actively market the property for re-letting should your tenant serve notice. There are many legal obligations that a landlord has to fulfill including The Gas Safety Regulations 1998, The Electrical Equipment Regulations 1994, the European directive requiring Energy Performance Certificates and The Furniture and Furnishings Fire Safety Regulations 1988. Our staff are trained to ensure that all these regulations are complied with.

Our tenant find service includes thorough marketing of the property and vetting of potential tenants to ensure the successful letting of your property. We specialise in professional letting and hence attract good calibre, low risk tenants.

* Legal Services: In partnership with a local solicitor we are able to offer a range of legal services including advice and assistance with all areas of property law and also personal injury and matrimonial advice. They specialise in advising clients on planning for their futures with wills and Lasting Powers of Attorney.

* Financial Services: From our Bedale office Gill and Partners in association with Lawsons provide independent financial advice for first time buyer's, home movers and remortgages. Being independent means that mortgages from the entire market place can be researched to provide totally unbiased advice.
