Buying a house will almost certainly be the biggest investment that you will ever make, therefore, for peace of mind it is imperative that professional advice is sought before proceeding with the purchase. This is where our Chartered Surveyor can help. He is one of the most experienced surveyors in the North Yorkshire and South Durham area and has expert local knowledge of all property related issues.

Remember, do not rely on your mortgage valuation report. This is a brief appraisal undertaken on behalf of the mortgage lender to confirm that the property is suitable for the proposed mortgage. A courtesy copy of this report is often forwarded to the applicant or borrower but it is not a survey and should not be relied upon.

There are two main survey options. These are as follows:

* Building Survey - This is a detailed inspection primarily undertaken on older dwellings and is a thorough appraisal of all elements of the fabric of the building. It is photographically illustrated and gives comprehensive advice to the client in respect of defects and possible remedies. There is also comment on legal matters and environmental issues. Specialist testing of the building services can also be arranged at an additional cost.

* Homebuyer Report - This is usually carried out on inter war and post war dated properties but can be suitable for older dwellings depending on type and construction. This report format has recently been updated to include a ‘traffic light’ rating system for the various elements of the property. The focus of the service is to assess the general condition and evaluate features which affect the present value of a property. Risks to the property and occupants are also identified and highlighted.

In addition to the above we also prepare Market Valuation reports. These are the private equivalent of a mortgage valuation and are suitable for cash buyers purchasing modern properties. They are also often used for probate , matrimonial or capital gains purposes.
